How to Financially Prepare as a First-Time Home Buyer

While there are many steps in the home-buying process, it’s best to start by reviewing your finances, especially as a first-time home buyer. In fact, you should do this long before you start looking at homes. While diving into your finances can feel daunting, our partner at Penrith Home Loans is here to help. Cherie Kesti is a Branch Manager and Mortgage Consultant who also happens to be a Kitsap County local. With more than 20 years of experience working in the home financing industry, she was happy to answer these common questions from first-time home buyers.

What are the top things lenders consider when working with a first-time home buyer?

There are a lot of things we look for when qualifying a first-time home buyer, but four key areas are:

  • Job security: Having a minimum two-year history is ideal.
  • Other income sources: This includes other sources such as social security, alimony, child support, disability, retirement, and pensions. For these types of income, lenders must confirm that the money will continue being received at least 36 months post-closing.
  • Credit history and monthly debt load: Having a good credit score is an indicator of your overall financial health. If yours is low, it’s important to take steps to improve your credit score before applying for a loan. Also, the amount of outstanding debt directly affects how large a loan a buyer qualifies for. If you’re able to pay down your debt, that’s ideal before qualifying for a loan.
  • Assets: Some loans require a minimum amount of assets in liquid accounts such as checking, savings, and money market accounts or in brokerage, retirement, and stocks. Borrowed funds are not considered an acceptable source of funds for a home loan unless those funds are secured by an asset such as a vehicle, or property.

Is buying a home still achievable in today’s market?

Many young adults think that they may never be able to buy a home. There is so much discouraging information in the media. However, they become more optimistic after learning that there are a variety of lending strategies and programs available to help first-time home buyers. This includes programs that allow a small down payment and gift funds from a family member to be used as a down payment. There is also down payment assistance available and the possibility of negotiating a seller-paid mortgage-rate buydown to lower interest rates. All these options help with affordability and make buying a home more achievable.

Are interest rates too high right now to buy a home?

Don’t let interest rates discourage you from purchasing a home. Buying your home at today’s value, combined with the potential opportunity to refinance in the future, may be in your best financial interest. As we say in real estate, marry the house, date the rate. If you wait to buy, most likely, the home’s value will continue to increase. This requires a larger loan regardless of the interest rate. If you buy now with a lower home value, you will have a smaller loan. With refinancing, this means a smaller monthly payment in the future.

Do I need to have a large down payment to buy a home?

If you’re saving up to buy your first home, you may be relieved to know that for most buyers, low down payment options are still available. This includes the following options:

  • 0 down: The Veterans Administration and the U.S. Department of Agriculture both offer a zero-down loan program for individuals and/or properties that meet their criteria. Sometimes, loans require little or no cash out of pocket. Some down payment assistance programs also give buyers a chance to purchase with minimal down payment.
  • 3.5% down: The Federal Housing Administration loan program allows as little as 3.5% down. This program is also more lenient than others on minimum credit score requirements and other factors.
  • 5% down: Fannie Mae/Freddie Mac conventional loans are available with down payments as low as 3%. The minimum on these programs can change depending on factors such as property type, credit score, and occupancy. Conventional financing is now allowing as little as 5% down payment on a multi-family/2-4 family home, which will allow homeowners to occupy one unit and rent out the other units as cash flow, which offsets the expense of their monthly mortgage payment.

11 New Businesses to Visit in North Kitsap

Want to check out some new local businesses but don’t know where to start? Whether you are a lifetime local or new to the area, we’ve compiled a list of some recently opened businesses in Kingston, Poulsbo, and Bainbridge Island. We’re excited about these new places to grab a bite to eat, enjoy a glass of wine, or find a unique gift.

Food and Beverages

Two popular pop-up food vendors recently found brick-and-mortar space in downtown Kingston, a win for both their longtime followers and the community at large. 

The Saucy Sailor, a family-owned eatery, features a menu full of comfort foods described as “British Fusion” – cottage pie, chicken curry, meatball stroganoff, BBQ pulled pork, and more. Meals are served with mashed potatoes or rice and salad. Their walkup window provides quick service or, as they say, “gourmet right away”. They have outdoor seating or you can grab it to enjoy on the ferry or at home.

In January, Argensol Kitchen celebrated 3 years of pop-up vending and catering in North Kitsap and then they moved into a permanent restaurant space in Kingston. They’re next door to the Greater Kingston Chamber of Commerce. Argensol specializes in Argentinian cuisine. They have delicious entrees like empanadas, chimichurri fries, and potato bombs. Also, if you have a sweet tooth, be sure to try their popular Alfajores, a shortbread cookie sandwich.

In downtown Poulsbo, you’ll find the recently opened Vinland Marketplace. It’s a sister establishment to Viking Brew Coffee. Vinland offers grab-and-go foods, baked items, a selection of local and global gifts, and of course, coffee and other beverages. Located in Historic Downtown Poulsbo, Vinland Marketplace is a great spot to watch a sporting event on their large TVs or cozy up with a cup of coffee in an overstuffed chair.

Shopping and Gifts

The Flower Box, which is in the heart of downtown Kingston, has many cute gift items, curated gift boxes, floral arrangements, and flowers for specialty events like weddings and school dances. The owners are three best friends who grew up in the Kingston area and they opened the shop this past spring.

Also co-owned by friends, Saltwater Bookshop has a delightful selection of books for readers of all ages. You’ll find various genres, including fun, PNW-themed books. Though Saltwater Bookshop is new, they’ve already had famous authors stop by, like bestselling author Kristin Hannah and Newbery Medalist Donna Barba Higuera. Follow Saltwater Bookshop on Facebook and Instagram to stay “in the know” about author visits and signed copies. Additionally, this bookshop sells bookish goodies and entertaining items like mugs depicting a car that missed the ferry (by Jen Colburn Design).

Worth the trip to Bainbridge Island, Wilder Grace is a lovely boutique with brands like Marine Layer and Free People. You’ll find an assortment of both trendy and timeless items as well as accessories and gifts. It’s a wonderful addition to the already vibrant Downtown Bainbridge business community.

Home and Garden

Located on State Highway 104 in Kingston, Salish Trees Nursery cultivates a wide variety of Pacific Northwest native trees, shrubs, and perennials. Why native plants? As their website explains: “Coast Salish tribes have deep knowledge and appreciation of native plant species and used native plants extensively as food sources, medicines, tools, shelter, transportation, and artwork”.  Native plants are healthier for the local ecosystem and will thrive in our climate. Also, they are important to local fauna and the bees. Consider them for your next landscaping project.

You’ll find Storie Home & Garden on the same property as Salish Trees. Storie features new and vintage furniture, accessories, garden and home items, as well as original art pieces. This new business brings unique and one-of-a-kind pieces together, creating a home decor heaven with a tranquil garden atmosphere.

New Wine Spots in North Kitsap

Cellar Cat is a thoughtfully curated place for wine aficionados or those who simply want a good glass of wine. While the owners developed this business back in 2001, they just found their new home here in Kingston and opened their doors in August. Cellar Cat has wine, local beer and cider, snacks, and a selection of gifts. Their space is 21+ and it is dog-friendly. They’re currently working to expand their offerings to include a full wine bar and live jazz music.

Preservation Natural Wines is a bottle shop located off Bond Road in Kingston. They sell a variety of organic, vegan, and biodynamic wines with no additives. Originally a bottle shop with curbside pickup, local delivery, and regional shipping, their tasting room opened on September 15th for tasting flights. Follow them on Instagram for more announcements.

Another recent addition to the wine scene in North Kitsap, Hard Hat Winery offers wine tastings, flights, and wines by the glass or bottle. This winery has been bottling wine since 2018 but recently opened its tasting room. Hard Hat Winery is located off Highway 3 between Poulsbo and the Hood Canal Bridge. Founded by two former Navy divers, their motto is “A Wine You Can Dive Into”. Their bottle art features nautical images like divers and mermaids. Check out their events page to learn about upcoming live music.

Kitsap Market News & Insights

While Kitsap County’s housing market isn’t seeing the intense engagement it saw at the height of the pandemic, it has been heating up this summer. We are seeing a shift toward a more balanced market, but the average home sale price still remains high at $694K, just a 1.6% drop from this same time last year. Our Brokers are still working with eager buyers and satisfied sellers, but there aren’t as many multiple-offer situations.

Matthew Gardner, Windermere’s Chief Economist, recently released his latest “Monday with Matthew” video. In it, he evaluates his 2023 real estate predictions. Have they come to fruition? Will these predictions come true in the second half of the year? Watch his video and keep reading for key takeaways.

Key Takeaways from Gardner’s Mid-Year Update

Gardner believes that interest rates will be less frantic in the second part of the year, but will likely still not drop below 6%. Also, he points out that according to his calculation, 20 million homeowners have mortgage rates around 3%, making it unlikely they will move. Known as the lock-in effect, the higher interest rates are disincentivizing some sellers from listing their homes.

Gardner states that “affordability has not improved,” since financing and home costs are not aligning with incomes. Noting that each market varies across the country, he predicted that it will generally stay a seller’s market through the rest of 2023.

From Coffee to Culture: A Perfect Day in Port Townsend

Start your day by immersing yourself in history and elegance at the Manresa Castle Hotel. This stunning 19th-century castle, now a hotel, boasts magnificent views, uniquely decorated rooms, and manicured gardens.

Another local gem with fascinating history is Fort Worden State Park. A historic military base, Fort Worden is now a sprawling parkland with over 430 acres to explore and campsites to enjoy. Wander through its barracks and bunkers, and stop to appreciate the beautiful vistas of the Strait of Juan de Fuca. Abracadabra is a whimsical shop featuring an eclectic collection of books, unique jewelry, funny socks, and so much more. Venture beneath the streets of downtown Port Townsend to check out the underground shops. Each one has its own distinctive character.

Relaxing Activities

If you’re looking to truly relax in Port Townsend, treat yourself to a blissful soak at Soak on the Sound. This tranquil spa offers private salt-water soaking tubs and saunas so you can really unwind.

Another option is to take a stroll from North Beach Park to Glass Beach. Along this scenic trail, you’ll encounter driftwood-strewn shores and the opportunity to collect colorful sea glass on Glass Beach. Listen to the waves crashing against the shore and breathe in the fresh ocean air.

Arts and Festivals

Immerse yourself in the vibrant arts scene of Port Townsend by exploring the Port Townsend Creative District. This district is home to numerous galleries, studios, and creative spaces where local artists showcase their talents. Admire the diverse artwork on display, including paintings, sculptures, ceramics, and more.

Depending on when you visit Port Towsend, you may be able to experience one of their fun festivals. For example, the annual Rhododendron Festival is held each May and features a grand parade, live entertainment, and a variety of community events. In July and August, the waterfront offers live music at Concerts on the Dock. Held annually in September since 1978, the Wooden Boat Festival is an internationally renowned festival that celebrates the art of wooden boat building and restoration. For a delectable lunch with a focus on local and seasonal ingredients, look no further than Silverwater Cafe. If you love Thai food, we recommend Khu Larb Thai. Finnriver Cidery

Just 15 minutes from Port Ludlow Resort, Finnriver Cidery boasts a serene orchard setting in conjunction with its delicious ciders. The cidery is family-friendly, and you can often enjoy live music, great food like wood-fired pizza, cider tastings, and tours of the grounds. Marrowstone Vineyards

A quick 20-minute drive from Port Ludlow Resort, Marrowstone Vineyards is a family-owned, boutique winery. It is a family-friendly and pet-friendly winery that has sweeping views of Puget Sound. Many are wondering if they should buy a house now or wait. The answer is more complex than some may think.  Whether you’re a first-time homebuyer, an experienced buyer, or looking for an investment property, consider the factors below.

Understand Your Market

Local real estate trends vary across the country. To better understand our local market, watch our “Market Update” video below, which includes stats for Kitsap County’s first quarter. The average home sale price is $599,000, and that’s a slight decrease of 1.2% when comparing home sale prices in 2022’s first quarter.

Windermere Kingston’s Manager, Jeanette Paulus, says, “The spring market is a great time to start looking at homes with the new listings popping up on the market.” Greater inventory could mean a shift in the real estate market.

Factor in Your Mortgage Rate

A qualified lender will be able to work with you to pre-approve you for a mortgage. Look carefully at the lender’s proposal and terms.  It’s okay to get quotes from multiple different lenders before deciding on which loan to pursue.

Most homebuyers choose a 15-year or 30-year conventional mortgage. However, mortgages come in all shapes and sizes. With today’s mortgage rates, buyers are getting creative with ways to minimize their overall interest payments. Coming up with a larger down payment has its pros and cons, but it will minimize the overall interest paid on a loan.

In addition, doing biweekly payments on a mortgage can significantly decrease the amount of interest paid over the life of the loan. Everyone’s financial situation is different, and you don’t want eagerness or other emotions to cloud your judgment. Buying a home is often the biggest purchase that people make, so thinking about it from every angle first is crucial.

Knowing your personal budget and future goals will be essential for deciding if now is the right time to buy a home. For example, considering whether to buy an investment property will largely depend on your local rental market, your ability to manage the property or hire a property manager, and the property’s ability to generate passive income.

Oftentimes, meals with mushroom sauces are heavy and cream-based, but this one provides the same rich flavor without any cream. This recipe is also great for beginners and pairs well with a nice garden salad or grilled vegetables.

Sheet Pan Parmesan Shrimp and Veggies

This easy-to-make shrimp dish, from Italian chef Giada De Laurentiis, provides a healthy meal in minutes without a lot of dishes to clean up. Shrimp and Mango Tostadas

Tostadas are a delicious and easy-to-make Mexican dish that’s perfect for a regular weeknight or a special occasion. Bundle Up & Enjoy These Outdoor Winter Activities in the PNW

Just because it’s winter in the Pacific Northwest, does not mean you have to stay cooped up inside. Bundle up and explore our area! Here are some fun outdoor winter activities in Kitsap County and beyond!

Chilly Hilly Bike Ride on Bainbridge Island

This late February event has been an annual tradition for over 50 years. More than 2,000 cyclists go on a 33-mile ride around Bainbridge Island. Participants come from all over to tackle two challenges: a climb of over 2,000 feet and the icy winter weather here in the Pacific Northwest. Also, entrance fees support Cascade Bicycle Club’s mission to make Washington a better place for people riding bikes. So, participants are supporting local nonprofits while getting great exercise.

Hurricane Ridge Ski and Snowboard Area in the Olympic National Park

While many people flock to the Olympic National Park in the summer, Hurricane Ridge is also a great place to visit in the winter. One of only two remaining lift operations in the National Parks, it offers a variety of winter recreation areas with scenic views. And, this small, family-friendly-oriented operation provides high-quality winter sports at a lower cost.

Lake Chelan Winterfest in Chelan and Manson

Both downtown Chelan and downtown Manson are home to Washington’s winter wonderland. With sprawling views of snow-capped hilltops and glacier-fed waters, Winterfest is sure to please. It includes intricate ice sculptures, fireworks shows, live music, and more. Also, there are many winter play activities in the area so that both kids and adults can enjoy the season in a variety of ways.

Leavenworth in Winter

Leavenworth is a Bavarian town nestled at the foothills of the Cascade Mountains. It offers outdoor winter activities for all. Whether it’s the Village of Lights: Winter Karneval throughout the month of January, petting a reindeer at Leavenworth Reindeer Farm, or going snowmobiling with friends, there is something for everyone. Furthermore, for those looking for great dining and shopping, downtown Leavenworth provides a plethora of options.

Night Skiing at Crystal Mountain in Enumclaw

Crystal Mountain Resort’s night skiing option is family-friendly and great for those wanting to hit the slopes. Discovery, Gold Hills, and Quicksilver chair lifts shine bright at night with their Snow-Brite LED lights. A new option at the resort is the Last Chair Pass, which lets you hit the slopes anytime after 1:00 PM for three hours of access to the whole mountain before skiing or snowboarding under the lights.

Seattle Underground Tour

Although it’s more underground than outside, you will still need to bundle up for this attraction. If you’d like to explore a new side of the Emerald City, this unusual attraction will take you through the interconnected tunnels of the Seattle Underground. A 75-minute guided walking tour, you’ll get to explore the subterranean storefronts and sidewalks that were entombed when the city was rebuilt on top of itself after the Great Fire of 1889.

Cost: $10+ Please note that children under 6 years old are free but may find the tour challenging. | Open: Daily, year-round except Thanksgiving Day and Christmas Day.

Valisblot in Poulsbo  

Every year, on the weekend closest to February 14th, the Poulsbo Sons of Norway Vikings host a fun Norse Valentine’s Day. They’ll take over downtown Front Street and then light the bonfire down at the Waterfront Park, giving a proclamation of love to their sweethearts. After the festivities, we suggest taking a stroll along the beautiful waterfront and then dining at one of downtown Poulsbo’s many wonderful restaurants.
