Weatherproof and Check Your Roof
While winter in our corner of the Pacific Northwest tends to be milder than in many other parts of the country, we’ve still seen some surprising winter storms in recent years. Ice and snow melt can create various expensive problems, such as frozen pipes and major moisture and water damage. Check the weatherproofing around your home’s windows and doors. Make sure to caulk and seal any tiny cracks. By doing so, you can increase your energy savings from 5% to 30%.
Clean out your gutters now so that they’re free from leaves and other debris. Also, make sure your downspouts point away from the foundation.
If you can safely check your roof, do so. If not, hire a professional. Look for any damage and assess for any possible repairs now so that you’re paying for preventative maintenance instead of a serious issue down the road.
Ensure Your Pipes are Protected

Clean Your Chimney and Fireplace
Nothing says winter like a cozy evening around the fire, but now’s the time to make sure your chimney and fireplace are safe and ready for use. Most importantly, to prevent fires and carbon monoxide poisoning, hire a professional to inspect your chimney and have it cleaned. In fact, the Chimney Safety Institute of America recommends having your chimney inspected once a year to make sure there aren’t any critters, and to clear away any debris. If you have a gas fireplace, a professional can also check your gas line and vents. And remember, close the fireplace damper when it’s not in use to keep out drafts.
Prepare for a Winter Storm
You never know what this winter will bring, so make sure you have extra supplies on hand like bottled water, flashlights, batteries, some non-perishable food, and firewood. Kitsap’s Top Places to Kayak, Swim, and SUP

There are many great places to enjoy life on the water here in Kitsap County. We’ve gathered a list of beautiful places here (and a few outside of Kitsap) where you can kayak, swim, and Stand Up Paddleboard (SUP). Want to paddle but need the gear? We’ve also included rental information.
Buck Lake County Park in Hansville
Although Hansville is probably best known for the Point No Point Lighthouse, there’s much more to explore. You’ll find Buck Lake County Park tucked away amongst the trees. There, you’ll find amenities such as a picnic shelter, a playground, sports courts, and restrooms. This lake is a beautiful spot to take a dip or test out your SUP skills. Fishing is also allowed. However, motorized boats are prohibited. This creates a more peaceful setting for swimmers and small craft exploration. One of Kitsap’s more hidden gems, this is definitely a place to put on your summer bucket list.
Long Lake County Park in Port Orchard
Located on the “far side” of Port Orchard, Long Lake is one of the more popular places to swim in South Kitsap and is definitely worth a day trip from Kingston. This park not only has lots of beaches for swimming but offers multiple boat launches for both motorized and paddle-operated vessels. You’ll also find sand volleyball courts, ball fields, restrooms, a playground, and even a rentable multi-use facility. The motorized boat launch is located outside of the main park.
Wildcat Lake Park in Bremerton
This lake is tucked away in the woods near Bremerton and is a popular swimming lake for families. There’s a beach-entry and shallow end as well as a buoyed-off swimming area with a floating dock to jump off. The lake is also a great spot to paddle or float, and fishing is also allowed. At the park, you can find a playground, sports courts, a picnic area, and restrooms.
All of these county parks participate in the life jacket kiosk program (PDF), a free lifejacket borrowing service to help keep kids safe.
Lake Leland in Quilcene
This popular lake in Jefferson County is a great spot for kayaking, swimming, or fishing. You’ll find picnic areas, restrooms, and a campground. It is considered one of the most picturesque lakes in Jefferson County. A popular destination for residents on the other side of the Hood Canal, you’ll see both locals and tourists here.
Liberty Bay in Poulsbo
Enjoy views of Historic Downtown Poulsbo as you paddle through Liberty Bay. Oyster Plant Park is a perfect launch spot or there’s the community boat launch in downtown Poulsbo. You can paddle to Keyport, tie up at the dock, and visit their little store or pizza place. When it’s hot outside and when the tide is right, Liberty Bay is also warm enough for swimming. Don’t have a kayak or SUP of your own? You can rent one from the Olympic Outdoor Center.
Arness Park in Kingston
This tiny park on the side of the road is a favorite swimming and paddling spot for locals with a sandy beach as well as a protected small cove when the tide is in. Enjoy the sights and sounds of the ferries coming and going from the other side of Appletree Cove. It is rumored that brave local kids like to “shoot the tube” at this park – swimming or floating in the large culvert that goes under the road. There are a couple of picnic tables as well as a portable restroom.
Old Man House Beach Park in Suquamish
If you’re looking for a sandy beach with great views, Old Man House Beach Park is the place to go. Located near Agate Pass Bridge, you can see boats come through, and with low tide, you’ll find lots of fun creatures like starfish and sea anemones. If you go deep enough out, there is a current, but right near shore is a great place to cool off. There’s a large picnic area as well as bathrooms and an outdoor shower, and plaques with historical information about the former longhouse that stood on this land.

Olympic Outdoor Center
With locations in Port Gamble and Poulsbo, Olympic Outdoor Center is easily accessible for North Kitsap water adventures. In Poulsbo, you can find kayaks, double kayaks, and SUPs for adventures in Liberty Bay. The Port Gamble location offers kayaks, “sit-on-top” kayaks, and double kayaks (as well as mountain bikes for the trails located at Port Gamble Heritage Park). They recommend Poulsbo for first-time renters as the water at Port Gamble Bay is more open to the elements. They also offer evening-time bioluminescent tours.

This unique event is hosted by the Kitsap Sun’s Josh Farley and is open to kids and adults. It will start at 10:00 AM at the Village Green Community Center. You’ll get a free map and will walk a total of about two miles, so wear comfortable shoes. If you complete the scavenger hunt, you’ll be eligible for a raffle with prizes from local businesses and organizations.

Enjoy live music, a silent auction, a hand-painted wine glass, and a swag bag. On Saturday, head to downtown Kingston to enjoy the full festival with various beer and wine tastings, food, and more. Pumpkin Patch at Fat Turnip Farms
Fat Turnip Farms in Eglon from Mid-September to Late October
Out in the little community of Eglon, Fat Turnip Farms sells certified organic produce at their farm stand and has a u-pick pumpkin patch with tons of different options as well as late-season, u-pick flowers. Their setup offers many great places to take photos with friends or little ones, and they periodically host events. Be sure to check their Facebook page for details.
Port Gamble Ghost Conference

Did you know that Port Gamble is home to one of the most haunted places in Washington? This year will be the 12th annual conference which has three days of speakers, paranormal investigations, and lots of history.

Hansville Community Center on November 13 and 14, 2022
Another fundraiser for Hansville Helping Hands, this annual market at the Greater Hansville Community Center features 30 independent vendors as well as baked goods, a gift basket raffle, and a toy drive for local children in need.

Kingston Marina from December to Early January
This event kicks off in early December with a tree lighting ceremony and an appearance by Santa. There’s also live music and food vendors. The incredible display includes light sculptures of everything from an octopus to a dragon, and the Port of Kingston reportedly uses over 500,000 lights to build it each year. You can stroll through the Kingston Marina to marvel at it throughout the holiday season and into early January.

Port Gamble Country Christmas
Downtown Port Gamble on the 2nd Weekend in December
House-drawn carriage rides, crafts in Santa’s Workshop, special appearances by characters, and over 100,000 twinkling lights are topped off by Western Washington’s only holiday season fireworks show. Donations are encouraged to benefit Kingston’s Sharenet Food Bank.

Mike Wallace Park on Sundays from May through October
Just steps from the Kingston Ferry Terminal, this open-air market features local produce and flowers as well as locally-made crafts and goods. You can often listen to live music and it’s a fun way to connect to the community.

Port Gamble Paranormal Tours
Downtown Port Gamble with Various Dates/Times Throughout the Year
Grab your flashlight and a camera and head to Port Gamble for a ghostly, fun night out. Head into town early and grab a bite to eat at one of the delicious restaurants in town. Resident expert Paranormal Pete is a great resource for local paranormal activity.

Live Music and Karaoke
You can often find live music events at small local spots like Hood Canal Brewery, Downpour Brewing, D’Vine Wines, and Sully’s Bistro & Bar. Recently, an Oldies Piano Bar & Cafe opened in Kingston, offering live tunes, tapas, and drinks from Wednesdays to Sundays (must be 21+). Additionally, The Kingston Ale House hosts fun karaoke sessions every Friday and Saturday night.
Kitsap’s Market: First Quarter, 2022

Kitsap County’s real estate market had a solid first quarter. In 2021, we saw strong buyer demand and low inventory, and that continues to be the case. It’s still a seller’s market, with many homes continuing to sell above the asking price. We’ve compiled key highlights and market trends below. News on Sold and Pending Homes
In the graph above, you can see a similar rise reflected in market volume that we saw this time last year. This follows the typical real estate market trend of a cooler first quarter before the market heats up in the summer. Sold homes still outpace pending listings and home prices are still increasing as a result of high demand. During 2022’s first quarter, 994 homes were sold. That’s up 10.7% year-over-year, showing more market activity.
Kitsap’s Market Still Favors Sellers
As supply remains low, sellers can list with confidence. Buyers will need to be prepared for competition. We do expect to see more homes come on the market as construction ramps back up, supply chain issues decrease, and the pandemic wanes.
Listing Price vs. Sale Price
Kitsap’s market still has many eager buyers and during Q1, we saw a 10.8% increase in home prices year-over-year. We expect prices to continue to rise since many buyers will continue to meet sellers’ pricing demands. We are also seeing more affordability issues for others who want to buy in our area. Currently, the average sale price in Kitsap County is $606,000.
Insights from Our Chief Economist
Matthew Gardner, Windermere’s Chief Economist, shared his Top 10 Predictions for 2022 in one of his recent Monday with Matthew videos. Here’s what Gardner predicts for 2022:
- Prices will continue to rise, though the pace of appreciation will slow. Gardner thinks it will be about 6% in 2022 versus the massive 16% rise of 2021.
- Spring will be busier than expected. This will increase buyer demand, as buyers get more clarity in their new hybrid model combining remote and office work.
- The rise of the suburbs will also result from this work hybrid model. Many buyers are moving within the same area they already lived in.
- New construction jumps since the cost to build has come down.
- Zoning issues will be addressed.
- Climate change will impact where buyers live. People will focus more on how safe a location is in relation to natural disasters.
- Urban markets will bounce back after the demand drop from Covid.
- A resurgence in foreign investors will return since the travel bans were lifted last November. The demand will rise as long as our borders remain open.
- First-time buyers will be an even bigger factor in 2022. This year, 4.8 million millennials will turn 30, the median age of first-time buyers in the U.S. First-time buyers will be looking for cheaper markets.
- Forbearance will come to an end and that will be okay. It was well thought out, and as Gardner says, “as of recording this video, there are now fewer than 900,000 owners still in the program.” Hopefully, this continues to drop.
